What it is 

Reston Association is the community association for most of Reston. It owns and maintains the shared spaces that make Reston feel the way it does: the paved pathways through the woods, the community pools, tennis and pickleball courts, the four lakes and the natural areas between neighborhoods.

What it costs in 2026

The board approved a 2026 annual assessment of $890, a 5 percent increase from $848 in 2025. The assessment is billed per home each year.

The other association fee to ask about

Many Reston homes also sit inside a smaller cluster or condo association, with its own fee. That fee covers different things, often exterior upkeep, common grounds, trash or snow removal. When you look at a listing, check whether the dues shown are Reston Association, the cluster association, or both.

What buyers ask most

Is membership optional? For homes within Reston Association's boundaries, no. It comes with the home.

Do the pools cost extra? Pool access is tied to membership. Ask RA directly about current pool passes and guest rules, since those change from year to year.

Are there rules about changes to the outside of the home? Yes. Reston Association reviews many exterior changes, such as fences, decks, additions and some color changes. If you are buying with plans, ask about the review process before you count on them.

What will I receive before settlement? In Virginia, the seller provides a resale disclosure packet from each association. It covers the current fees, any special assessments and any open violations on the home. Virginia law generally gives the buyer three days after receiving the packet to cancel the contract. Read it closely, and ask us anything that looks unclear.

Why it matters to the price
