Thinking About a Move from Reston

A checklist and reference for deciding at your own pace

Most people we help start thinking about a move six to twelve months before they make one. This guide is for that stretch: what to know, what to order early, and what to gather, so the decision is yours and nothing rushes it. Waiting is often the right call.

The path at a glance

  1. Picture the life you want next: one level or stairs, a yard or no yard, close to Lake Anne or close to family.
  2. Know your net, not just the price. What you keep is the number that matters.
  3. Check the tax on your gain with your tax advisor before you list.
  4. Order the Reston paperwork early: the RA resale disclosure packet, cluster or condo documents, and any open Design Review Board items.
  5. Prepare without overspending: fix what an inspector will flag, and usually leave the kitchen alone.
  6. Choose your order: sell first, buy first, or short-term financing.

Your number is the net

From the sale price come the commission, Virginia transfer taxes of about 0.30 percent in Fairfax County, your share of property taxes, any loan payoff, and settlement, preparation and carrying costs. We put all of it on one page with your real numbers before you decide anything.
